What regeneration does to a property market
London, Canary Wharf

Areas like Canary Wharf were largely overlooked before regeneration transformed them. 166% price growth over 20 years and a 150% rise in rental prices demonstrate what large-scale committed investment does to a property market over time.

Manchester, Media City

The relocation of BBC and ITV to Media City anchored a wider transformation. Prices rose 70% in 10 years; rents grew 53% in the same period. JLL still forecast 19.3% further price growth, reflecting that the effects of regeneration continue long after the initial investment.

Liverpool

Waterfront regeneration drove average prices from £137,000 in 2019 to £184,000 by April 2026; a rise of £47,000 in under seven years. Private rents are now growing at 6.2% year on year, outpacing the national average, with Savills forecasting 31.2% North West capital growth by 2029.
