Quarter 4 2024 Update

Significant progress continues to be made at The Lyceum, as the building’s structural framework evolves towards the finished product. One of the most notable achievements has been the successful installation of the transfer deck. This critical structural component plays an essential role in the building’s design, enabling the vertical transfer of loads between floors. With the transfer deck now fully in place, construction can move forward efficiently on the upper levels.


The delivery of Phase Two steel has further advanced the site’s development. The team has begun erecting new sections of the steel framework across the site, significantly expanding the building’s footprint and overall structure. This phase of steel installation will see the building’s wider framework nearly double in size as we approach the end of 2024.


In addition, the on-site team has progressed with the installation of a section of the internal drainage system. This is a vital component that ensures the proper management of water flow within the building. By completing this section, we are laying the groundwork for future phases of construction and ensuring that the building will meet all necessary regulatory requirements regarding water management. The drainage system is an essential element in preparing the site for the internal and external works to follow.


As the project advances, our focus remains on coordinating the structural framework while ensuring all contractors remain aligned to maintain the project’s timeline. With the building’s core infrastructure continuing to take shape, the next stages will involve the installation of the façade and the commencement of interior works. These elements will be detailed in upcoming reports as we continue to make progress towards completing The Lyceum.

Quarter 3 2024 Update

Since the last update in Quarter 2, a significant portion of the project has been transformed.


The construction team has successfully poured the transfer deck, a crucial structural element that forms the backbone of the building. This stage has paved the way to make great progress on the upper sections of the new structure. The formation of these higher decks is well underway, and they are expected to be fully completed within the next few days, marking another major step forward for the project.


The first phase of the steel structure is now mostly complete, showcasing the scale and complexity of the development. The arrival of the second phase of steel is due by 23/09/24. This will allow for the continued building upwards and realise the full potential of this ambitious redevelopment.


In addition, the drainage work across the site is progressing smoothly, ensuring that the development remains on schedule while complying with the latest codes, regulations, and environmental standards. Proper drainage is essential to the long-term success of the project.


Finally, the removal of scaffolding around the Church Street side of the building has begun. This will soon reveal a large portion of the listed façade, allowing the intricate brickwork and character of this historic building to shine through.

Quarter 2 2024 Update

Groundworks for the Lyceum are 95% complete, with steel frame connections well underway. This phase establishes the foundation for the entire project, ensuring stability and structural integrity.

 

The steel frame has continued to grow rapidly, with large areas now protruding beyond the existing façade.

 

The first phase of this section is now complete, and work on the second phase is progressing well. Construction of the concrete frame has been another success story, reaching the first-floor level. This adds strength and stability to the building, facilitating further vertical expansion.

 

Façade repair works on the existing structure have begun, aiming to enhance both aesthetic appeal and structural integrity, preserving the building’s heritage while embracing modernity.

Quarter 1 2024 Update

The groundwork phase is now 90% complete, marking a significant milestone in the construction journey. Phase One steel continues to be prepared as we begin to see the formation points appear across the site.

 

Simultaneously, façade retention works have commenced. Once the listed windows are installed, the building will return to its historical state.

 

The concrete columns are now protruding across the site, with the connecting walls being poured in line with the project specifications. These sections will form the basis for the original section of the building to connect to the modern section of the development.

 

Phase two steel of The Lyceum is set to commence on 25th of March.

Quarter 3 2023 Update

The structural steel for the development has been ordered and is expected to arrive on site within the next two weeks. Production on site has advanced, with nearly all concrete pad foundations now formed to provide a stable base for the structural steel.

 

All contractual and shipping terms have been agreed upon to supply the windows, which will restore the Grade II Listed façade of the Lyceum in alignment with this high-quality development program.

Quarter 2 2023 Update

Works onsite have been gaining momentum as both the existing façade and the cleared site are being prepared for the arrival of the steel frame.

 

To ensure alignment with the architects’ designs, significant ground sections of the inner wall of the façade have been opened for a mass pour of concrete, under close coordination with English Heritage to safeguard the retention of the listed façade. Additionally, a considerable number of bricks salvaged from the original construction, dating back over 100 years, are being cleaned and repaired for reuse in forming the outer walls around the completed steel structure.

 

The steel frame is scheduled to arrive onsite in July, with preparations underway to clear space for its assembly and erection following the completion of necessary ground works.

Quarter 1 2023 Update

Demolition has concluded after the façade retention works, along with the establishment of the gabion wall on the east elevation of the site. This paves the way for groundworks to initiate, forming the pad foundations for the structural steel frame’s base.

 

Progress includes the completion of internal and external walls, kitchen deliveries, and ongoing offsite lift manufacturing. With the support of tier 1 funder Maslow Capital, there is anticipated accelerated pace of work once the contract is finalised. As only the pad foundations remain to be formed, the upcoming weeks will witness the building taking shape and rising from the ground.

Quarter 4 2022 Update

The construction project at the. Lyceum is progressing well, with ongoing internal and external demolition work underway. Completion is expected ahead of schedule.
